Step 1

Issue the required documentation for the garage retroactively, namely: initial permit, building permit, act of the State Commission and others, i.e. get them as for a not yet built garage. With a positive decision, issue a building permit and the documents required for putting the garage into operation. This is the first option for legalizing the constructed building.

Step 2

Apply with a statement of claim for the recognition of ownership and legalization of the garage in court, another option for legalizing the built garage. Supplement it with documents that confirm the fact that you have erected a structure (contract for execution, acceptance certificate, invoices, etc.); confirmation that no one else is entitled to this garage, for this take an extract from the Unified State Register of Real Estate.

Step 3

Prepare documents that technically describe the object, including its address. To do this, take an extract from EGROGD (town planning register). It is issued by the department of technical inventory of real estate or address reference. Collect documents that confirm the compliance of the garage with fire, environmental, technical, sanitary and epidemiological standards, take these certificates from the relevant authorities.

Step 4

Prepare title documents for the land plot where the garage is built. In the event that it does not belong to you, then before legalizing the building, confirm that this land will soon be transferred to you. For this, a letter from a state body that is authorized to dispose of it or a draft permit for the provision of a site for the operation of a building is suitable.

Step 5

Draw up the title deeds for the constructed garage. To do this, prepare a declaration, which confirms the fact of its construction. You will receive it from the authority that performs the registration of ownership. Enter there the address of the building, the type for which it will be used, the cadastral number of the land plot, the year and area of the building, the materials used for the load-bearing walls. Describe its connection to engineering networks.
